HOW SOME TENANTS PUT AGENTS IN TROUBLE

When I was starting out as an agent some years ago, I met some landlords who told me they are not allowing agents to manage their property. I wondered why it was so. Later I started to understand their reasons. Some tenants are poor ambassadors, so to speak. 


Somehow, tenants represent your image as an agent. If the tenant behave well and is loved by the landlord, then the   reputation and credibility of the agent is enhanced. Thus, the landlord will always speak good of the agent and want him to always take charge of his property. In this case, the landlord will not  accept any tenant unless referred by his trusted agent.

THE FLIP SIDE OF THE SITUATION
The reputation of the agent is damaged when the tenant involves in any or all of the following practices:
1.       Disrespecting the landlord
2.       Quarreling and fighting all the time
3.       Keeping large company of friends with questionable characters
4.       Poor maintenance culture
5.       Keeping late nights
6.       Smoking and drunkenness
In view of the foregoing, some landlords would no longer have any business with the agent through whom the tenant rented the apartment. In  effect, the door is closed, and chances ruined. As a real estate professional, I don’t want any tenant to tarnish my image before the landlord, so please become a worthy ambassador.
