It’s more risky to buy a land than a house .In other words, a land is more prone to disputes.

          Lands require a higher level of investigation
Listen! If you don’t have the money to commerce work on the land, you have to wait. Don’t buy yet. This applies  when buying from communities or individuals.

But if you are buying a land in an estate belonging to a reputable estate company you don’t have to worry, go ahead buy it, even if there is no money to commerce work immediately. The security of your land is the responsibility of the estate company

       Factors To Consider When Buying From An Estate:
1. The price may be higher than what you anticipated
2. The location may be far inside
3. It has a minimal risk level

       Factors To Consider When Buying From The Local Community:
1. You can be easily relocated to another place
2. Your land can be resold 
3 .Your land has a higher risk especially if the community has sold all  their lands   

4. Some communities usually insert certain clause in their approval stating that they have the right to relocate you after 36 months if you fail to develop the land  
5. Your land could provide sufficient reason for relocation or resale if the land is the only plot with bush while the environment is fully developed.

       When Buying From Individual
1. It’s difficult to determine the reputation and intention of the seller
2. The seller may want to sell quickly because of lingering dispute on the land

In conclusion, when planning to buy a land also budget for starting the project even if it will take some time to complete it.

Basic Things You Can Do after Buying a Land   
clear it,
Put some trips of sand,
Mould some blocks,
Initiate fencing of the land,
Lay foundation of the building  

If you dont have the money to do some of the above, please let the sleeping dog lie. Wait until you have some extra cash to initiate the basis of the project.
